About us
We are a property consultancy working only on waterfront property in Thailand, and we list only what we have visited ourselves.
How we work
Every property here was visited before it was listed. We measure the water frontage, check the title documents at a basic level, and record the price per square metre so it can be compared against others nearby. We do not scrape listings from other sites, and we do not publish anything we have not seen.
Common questions
Can a foreigner buy waterfront land in Thailand?
Foreigners generally cannot own land in Thailand, waterfront included. The routes people use instead are a registered long lease, which can run up to 30 years at a time, or a unit in a registered condominium building, where foreign owners may hold up to 49% of the total unit floor area. This is general information rather than legal advice — take it to a Thai lawyer before committing.
Who owns land that builds up along a riverbank?
Under section 1308 of the Civil and Commercial Code, land that forms naturally along a bank belongs to the owner of the adjoining plot. In practice it still has to be surveyed and added to the title before it counts as yours, and land you fill in yourself is not natural accretion.
How is the price per square metre on this site calculated?
It is the asking price divided by the floor area, or for rentals the monthly rent divided by the floor area. The area comparison is calculated from our other listings in the same area and deal type, excluding the property you are looking at. Where fewer than two comparable properties exist we show no comparison at all rather than an unreliable one.
Do I have to fill in a form to get your contact details?
No. The phone number, LINE id and email sit on every listing page. We are not selling leads on to other agents, so there is no reason to put a form between you and an answer.
